Paw Park and South Brohard Beach – Venice Florida Pet Friendly Beach Guide

Most of the beaches in the Venice Florida area are fairly strict about their policies on pets.  The best way to describe these policies is with the word “NO”.

One of the bright spots and exceptions to this policy is the Paw Park at South Brohard Beach and Park.  Brohard Park, located on the southern part of Harbor Drive, 1600 Harbor Drive, near the Venice Municipal Airport and the Lake Venice Golf Club, just south from Sharky’s and the Venice Pier, hosts a Paw Park specifically designed to accommodate pets and their owners.

Paw Park at South Brohard Beach includes a fenced in areas so the dogs can get out and exercise their legs.  There is a transitional area for small dogs to go and enjoy a fenced in run without the fear of being overwhelmed by the big dogs. The park also includes several picnic tables for their human friends and disposable doggie bags (although it is always a good idea to bring your own), water (ditto to bringing your own), and even doggie showers.

Outside of the fenced area is where the pets get a chance to swim and romp in the sand and ocean too! On the other side of Brohard Park, called South Brohard Beach there is a one-mile stretch of land set aside for pets to have access to the beach. The 
Paw Park at South Brohard Beach does asks that dogs be kept on the leash, that is unless the dog has a good manner and obeys good voice control over them, but as long as they are well behaved and come when you call, they can be let off to cool off in the ocean water. There are leash posts available on the beach so you won’t lose your leash in the sand, water for the panting pooches, and more disposable doggie bags and trashcans.

Northern Virginia Purchase Closing Costs – What are they made up of?

Real property in most jurisdictions is conveyed from the seller to the buyer through a real estate contract. The Northern Virginia Real Estate Market is no exception to this. The point in time at which the contract is actually executed and the title to the property is conveyed to the buyer is known as the “closing”. It is common for a variety of costs associated with the transaction (above and beyond the price of the property itself) to be incurred by either the buyer or the seller. These costs are typically paid at the closing, and are known as closing costs.

Examples of typical closing costs might include:
•    Attorney Fees, paid by either or both parties, for the preparation and recording of official documents. The principals and/or lender may each be represented by their own attorney. Typically required by institutional/commercial lenders to ensure documents are prepared correctly.

•    Title Service Cost(s), paid by either party according to the contract but by default seller may pay the majority, for title search, title insurance, and possibly other title services. In some cases the attorney may do the title search or the title service and attorney fees may be combined. Required by institutional/commercial lenders and often by the real estate contract.

•    Recording Fees, paid by either party, charged by a governmental entity for entering an official record of the change of ownership of the property. Required by the government for recording the deed.

•    Document or Transaction Stamps or Taxes, paid by either or both parties depending on location (area of jurisdiction), charged by a governmental entity as an excise tax upon the transaction. Required by law.

•    Survey Fee for a survey of the lot or land and all structures on it, paid by either party, to confirm lot size and dimensions and check for encroachments. Required by institutional/commercial lenders.

•    Brokerage Commission, paid by the seller to a Real Estate Broker, to compensate the Broker(s) involved in the sale for their services in marketing the property, finding a buyer, and assisting in the negotiations. Brokerage commissions are usually computed as a percentage of the sale price, and are established in a listing agreement between the seller and the listing broker. The listing broker may offer Buyer Agents a portion of their commission as an incentive to find buyers for the property. Payment is required if real estate brokerage service was used. This is often one of the largest closing costs.

•    Mortgage Application Fees, paid by the buyer to the lender, to cover the costs of processing their loan application. In some cases, the buyer would pay the lender the application directly and prior to closing, while in other cases the fee is part of the buyer’s closing costs payable at closing.

•    Points, paid by the buyer to the lender. Points are a form of pre-paid interest, charged by the lender as an alternative to charging a higher rate of interest on the mortgage loan. One point equals one percent of the loan principal.

•    Appraisal Fees, usually paid by the buyer (although occasionally by the seller through negotiation), charged by a licensed professional Appraiser. Many lenders will require that an appraisal be performed as a condition of the mortgage loan. The purpose of this appraisal is to verify that the sale price of the property (upon which the underwriting of the loan is based) is equal to or less than the fair market value of the property.

•    Inspection Fees, usually paid by the buyer (although occasionally by the seller), charged by licensed home, pest, or other inspectors. Some lenders require inspections (such as termite inspection) to verify that the property is in good condition, which is necessary to assure that the property will retain the necessary collateral value to secure the mortgage loan.

•    Home Warranties, paid by either the buyer or the seller. Warranties are available on resale homes insuring major household systems against repair or replacement for the buyer’s initial year of ownership. Sellers will sometimes offer these warranties as a marketing strategy, or buyers can elect to purchase them at closing.

•    Pre-paid Property Insurance paid by the buyer but may be reimbursed by the seller. Lenders will typically require that a mortgaged property be insured at all times throughout the life of the mortgage, and will usually require that the first full year’s property insurance premium be paid in advance by the buyer. If the buyer has not already paid the insurance company directly, this would become another closing cost payable at closing.

•    Pro-rata property taxes, paid by the seller, the buyer, or both. Most (but not all) jurisdictions assess taxes on real property, which are usually payable at a specified date annually. Since all but a tiny fraction of real estate transactions close on a date other than this one specified annual date, most transactions must include an adjustment to assure that both the seller and the buyer end up paying their share of the annual property tax, proportionate to the percentage of the year that each has ownership of the property. Usually required by institutional/commercial lenders and by the real estate contract.

•    Pro-rata Homeowner Association Dues, paid by the seller, buyer, or both. If the property is covered by a Homeowner Association (HOA), the HOA will normally be funded by dues assessed against each property owner. Again, since the ownership of the seller and buyer are each fractional in the year of the transaction, there must be an adjustment made so that each owner pays their proportional share. Often required by institutional/commercial lenders and by the real estate contract.

•    Pro-rata Interest paid by the buyer but may be reimbursed by the seller. The monthly mortgage payment is calculated and payable on a specified day each month. If the closing does not actually fall on that specified date (which is usually the case), then an adjustment must be made to calculate the interest on the loan for the number of extra days until the first payment is due.

Other items in addition to the above may be common in some jurisdictions, and some transactions may include unusual or unique items as closing costs. In the United States, Federal law requires that all residential transactions financed by a mortgage have all closing costs documented in detail upon the standard HUD-1 form. This information must be provided to the principals but does not have to be sent to the government. Instead a Declaration or Statement by Buyer and/or Seller is often required to be provided to the government office recording the deed. Form 1099-S may be required to be sent to the United States Internal Revenue Service, but Federal law does not allow a charge for this.

The White House taken by The Earl of Real Estate Robert EarlThe Capitol, the Jefferson, Lincoln, and Vietnam Memorials; the Washington Monument, and the White House are all famous landmarks in our nation’s capital.  How often have you seen them on TV, in movies, photos, or models?   That’s not truly seeing them, though, is it?  Haven’t you always longed to stand there in front of those landmarks, feasting your eyes on their reality, feeling the ground they stand on under your feet; to know you are in the presence of American history and the center of American political power?

Perhaps history could be made the day you’re there.  You could have a story to tell your children and grandchildren, even write it down or tape it for future generations.   Well, there are ways you might make that possibility more than a daydream for when your life seems inexpressively dreary.  What do you need to do?

You could be giving your children a quiet neighborhood enlivened with field trips to the Smithsonian, the Museum of Natural History, the National Zoo, Madame Tussauds Wax Museum, the International Spy Museum, and the National Air and Space Museum.  Shake up your jaded teenagers a little with visits to the National Museum of Crime and Punishment where they can’t learn the reality that crime does not pay [in the long run].

Culture junkies can get their fix at the John F. Kennedy Center for the performing arts and many art galleries.  The United States Botanical Garden and the National Arboretum are just two of the places to delight the nature lovers.

All these places to experience and explore are readily available to those who have the wisdom and good taste to buy a home in Northern Virginia.

It still surprises me to hear about Mortgage Fraud in this day of age

I have to admit, a lot of actions by individuals involved in the practice and purchase of real estate surprise and disappoint me.  From small issues like agents leaving lights on in a property after showing or leaving the front door unlocked and wide open in a vacant house. (Thankfully a neighbor called and alerted us to the situation.)

Northern Virginia Mortgage Fraud - Pre Foreclosure HelpBut the one issue that continues to amaze me in my nearly 10 years of providing service to the Northern Virginia Real Estate market is how people think they can get away with any form of Mortgage Fraud, and frankly, how many do end up getting away with it.

Mortgage fraud is a term that is used in the description of a variety of criminal activities or actions where there is intent to omit or materially misrepresent information on a mortgage application in order to obtain a loan or larger mortgage loan than would have been obtained if the borrower or lender had known the truth. In a federal court, mortgage fraud is prosecuted as bank fraud, mail fraud, wire fraud, and money laundering. The penalty for mortgage fraud is up to thirty years of imprisonment.  Translation – Mortgage Fraud = Bank Robbing without the guns and the mask.

Mortgage fraud has become an increasingly common thing. Scam artists will often target a homeowner that is struggling to keep up with their mortgage commitment or is anxious to get their home sold.

There is available help for these situations, whether it is a financial problem or you are facing foreclosure in Northern Virginia. Make sure that you are dealing with an organization that is reputable before you get involved with them. A sensible rule of thumb is that any unsolicited help, whether by phone or in person, or by mail should be well researched before choosing to accept any help.

In order to protect your home and the equity you have in it, and avoid becoming a victim to a fraudulent scheme, understand and recognize signs of mortgage fraud. Learn how to report mortgage fraud to federal and state authorities so that they may stop these scam artists from preying on an innocent borrower.

A good start is by learning some of the motives that are behind mortgage fraud. They are typically classified into one of these two categories:

•    Fraud for profit
•    Fraud for property or housing

Fraud for profit schemes will often involve a group of people who attempt to defraud a mortgage lender or prospective homebuyer. An example of this is when a dishonest mortgage broker might partner-up with a loan processor and create an illegitimate credit profile. They will have the help of an appraiser to inflate the property’s value.

There is also fraud for property, which is also known to be termed fraud for housing. This generally occurs when a potential borrower wants to make a property purchase that they are unable to afford. The borrower is often aided by a dishonest mortgage industry professional that will encourage or submit false information regarding the borrower’s income, employment, or other assets so that they may qualify for the loan.

If you are in a situation where you may need to refinance your home, or if you are purchasing a new home or a tract of land, use these tools to help recognize mortgage fraud or give us a call for a consultation. If a dishonest lender asks to help you “inflate” your income or use other means of making your mortgage application appealing, don’t go for it. It may just land you in prison.

Sarasota FL Home Sales at Highest Level of the Year

According to a Press Release and Report issued by the Sarasota Association of Realtors®, Property sales again reach highest level of the year in Sarasota real estate market.

The Sarasota real estate market remained active and vibrant in June 2010, in spite of the loss of the federal home buyer tax credits, oil crisis rumors, and the sluggish national economy.

Property sales in June 2010 in the Sarasota market once again topped the 700 mark, with 776 total sales – once again the highest of the year and the highest total since December 2005.

Condo sales in June were 200, a 24.2 percent increase over June 2009, when 161 condos were sold.

The property inventory level dropped below the 6,000 level in June 2010 at 5,993, which is the lowest level since late summer of 2005.

Venice Florida Luxury HomesVenice, Florida, is a coastal city, approximately an hour’s drive south of Tampa and two hours from Orlando.   Annual temperatures there  average between 50 to 91 degrees Fahrenheit, welcome news for those who wish to avoid ice, snow, and the other miseries of winter.   U.S. News & World Report’s “Best Places” report on Venice mentions, among other things, that it has a low crime rate and comprehensive health care.  (That the city is known as the “Shark Tooth Capital of the World” was the “fun fact”.  Fortunately, the  shark teeth on the beaches are prehistoric, so it’s been a very long time since they were attached to any sharks.)   The current population isn’t much over 20,000, which makes Venice a desirable home for those who appreciate small cities near larger ones.  If living on a barrier island wouldn’t appeal to you, don’t worry.  Venice has no barrier islands.

Sarasota is a city located in Sarasota County on the south western coast of the state of Florida in the United States. It is south of the Tampa Bay Area and north of Fort Myers. Its current official limits include Sarasota Bay and several barrier islands between the bay and the Gulf of Mexico.

These islands separating Sarasota Bay from the gulf near the city, known as keys, include Lido Key and Siesta Key, which are famous worldwide for the quality of their sandy beaches.

Today the keys that are included in the boundary of Sarasota are Lido Key, St. Armands Key, Otter Key, Coon Key, Bird Key, and portions of Siesta Key. Previously, Siesta Key was named Sarasota Key. At one time, it and all of Longboat Key were considered part of Sarasota and confusing contemporaneous references may be found discussing them.

Longboat Key is the largest key separating the bay from the gulf, but it is now evenly divided by the new county line of 1921. Most of the portion of the key that parallels the Sarasota city boundary along the bay front of the mainland was removed from the city boundaries at the request of John Ringling in the mid-1920s, to avoid taxation of his new developments at the southern tip of the key.

According to the U.S. Census Bureau, Sarasota had a population of 52,488 in 2007. In 1986 it became designated as a certified local government. Sarasota is a principal city of the Bradenton-Sarasota-Venice, Florida Metropolitan Statistical Area, and is the seat of Sarasota County.

There are many real estate ranges for single family dwellings in Sarasota. Here are a couple of examples:

Sarasota FL Real Estate Hotspots – Casey Key & Longboat Key

Florida has been one of the hottest tourist destinations in the world, having nearly 10 million visitors in a year in the northwest area alone. Baldwin Grove Condos offer the charm of Reston in North Point

As I have mentioned before, The Earl of Real Estate Team has had the pleasure of selling a number of condos in various Reston VA Condo Communities.

One of these communities that we have sold in multiple times is Baldwin Grove Condos

Baldwin Grove is located on the Sundial Ct. and Garden Wall Ct. off of Weihle Ave. and situated in the Aldrin Elementary School and Herndon High School Area.

What are some of the pluses of Baldwin Grove?  First, the curb appeal of the overall building.  the brick and balconies on the front are truly appealing.  While there are stairways to the upper levels, they are tucked in to the facade of the blended trimming of the building.

Some of the units feature true patios, while others are highlighted with large balconies.

West of the Trail & other Sarasota FL Real Estate Destinations

Sarasota Florida West of the TrailBeautiful Sarasota is the place to find your perfect house whether you plan to reside primarily in Florida or merely to escape the privations of winter there.   You may confine your search to the mainland or expand it to include Sarasota‘s keys, as the barrier islands are called.   There are over forty Sarasota FL neighborhoods in the mainland area, but no doubt you will prefer to live in one of the subdivisions that are more luxurious.  It should be noted that those located west of US 41 are known as West of the Trail.  Also, if you are interested in living on the Cendar Point peninsula that was once owned by John Ringling of circus fame, its current name is Golden Gate Point.
 
You may wish to live close to downtown
Sarasota for its shopping and cultural opportunities.  Avid golfers will want a “golf course” neighborhood.   There are a dozen gated communities to explore, and that’s not even counting the homes available on the keys.   Speaking of shopping, St. Armands Key is the home of St. Armands Circle, with over one hundred restaurants, boutiques, and stores to satisfy those acquisitive urges and need for more-than-merely-edible sustenance.
 
Interested in cultural opportunities?  Museums include the Florida State University Ringling Center for the Cultural Arts, originally the palatial winter home of John and Mable Ringling.  For art lovers, their collection is impressive.  Fans of their “Greatest Show on Earth” won’t want to miss the Ringling Museum of the Circus.   The
Sarasota Classic Car Museum is a delight for persons who love cars from the time before virtually all of them became so box-like.  The South Florida Museum and Parker Manatee Aquarium is the place to learn about Florida history.  There are those who claim that the manatee was the source of woman-starved sailors’ legends about mermaids, but one look at the “sea cows” is not likely to make you a believer.   For the shark lovers, there’s the Mote Aquarium.  The art center of downtown Sarasota has dozens of galleries and spaces for exhibition.   Expose your children to educational fun at the G. WIZ science museum.   The Crowley Museum and Nature Center offers nearly two hundred acres of wildlife sanctuary.
 
Solomon’s Castle was named not for the Biblical king, but for its builder, sculptor Howard Solomon, who used discarded printing plates to create the sixty-foot structure.   Gamble Plantation is a genuine pre-Civil War structure.   Florida Ever-Glides, Inc. is a chance to tour downtown
Sarasota while riding a Segway.   One need not be as devoted to orchids as the world-famous fictional detective, Nero Wolfe, to enjoy the six thousand of them at the Marie Selby Botanical Gardens.  For avid readers, there’s the Selby Public Library.  If the family wants to visit Disney World at Orlando, it’s not quite 120 miles, or an almost two-hour drive away.
